You could approach a lender directly. Here is what having an adviser alongside you actually changes.

04

Understanding your options

We talk through the options available based on your circumstances, and what each one would mean in practice.

05

Support through to completion

From first enquiry through the application, the paperwork and the offer, we stay involved until it completes.

06

Options matched to your case

Lenders assess applications differently. We look at which of them are likely to consider a case like yours.

FAQs

Mortgage questions, answered

Straightforward answers to the questions we are asked most. Still not sure where you fit? An adviser will talk it through with you.

Speak to an Adviser
How much can I borrow for a mortgage?+

Most lenders work from a multiple of your income, then check the payments are affordable alongside your outgoings, credit commitments and any dependants. Deposit size, the length of the term and how your income is made up all affect the figure, which is why two people on the same salary can be offered different amounts. An adviser can give you a realistic range for your circumstances before you start viewing properties.

How much deposit do I need?+

As a general guide, most residential lenders look for at least 5% of the property price, and a larger deposit usually opens up a wider choice of deals. Buy-to-let normally requires considerably more. Remember to budget for the other costs of buying too, such as solicitors' fees, searches, valuation fees and any Stamp Duty that applies to you.

Can I get a mortgage if I am self-employed?+

Yes, being self-employed does not prevent you from getting a mortgage. Lenders assess self-employed income in different ways depending on whether you are a sole trader, a company director or a contractor, and on how many years of accounts or tax calculations you can provide. Because their approaches vary so much, advice matters more here than almost anywhere else.

Can I get a mortgage with bad credit?+

It depends on your circumstances. What generally matters is the type of credit issue, the amount involved, how long ago it happened, your situation today, your deposit and your income. Some lenders will consider applications that others will not. We will look at your case honestly and tell you where you stand rather than leaving you guessing. Eligibility always depends on individual circumstances and lender criteria.

When should I remortgage?+

Many people start looking around six months before their current deal ends, so there is time to arrange something before they move on to the lender's standard variable rate. You might also consider remortgaging if you want to borrow more, change your term, or your circumstances have changed. Compare the overall cost including any fees, not just the headline interest rate.

Is it worth using a mortgage adviser?+

An adviser looks at your circumstances, explains the options available to you and handles the application and paperwork with the lender. That is particularly useful if your income is not a straightforward salary, if your credit history is not perfect, or if you simply want someone to tell you what happens next at each stage.

What documents do I need for a mortgage?+

Typically proof of identity and address, recent payslips and bank statements, and details of your deposit and any existing credit commitments. If you are self-employed you will usually be asked for tax calculations and tax year overviews, or company accounts. We will give you a clear list at the start so you are not chasing paperwork later.
